About apartment rental transactions in Dubai

Dubai apartment rent price trends

Dubai apartment rent prices are up by 2.6% over the past 12 months. Tenants registered 607,051 apartment rental contracts with the Dubai Land Department over the past 12 months, up by 4.5%. New leases averaged AED 84,700, against AED 68,500 for renewals. There was a difference of AED 16,200 between the averages for new leases and renewals. New leases are down by 0.9%, while renewals are up by 4.7%, so new and renewing tenants can see different rent movements.

How Dubai flat rent prices differ across neighborhoods

Dubai flat rent prices vary widely by community. Bluewaters had the highest average rent at AED 456,700 a year, followed by Dubai Internet City at AED 354,800 and Al Barari at AED 287,700. Al Aweer, Hatta, and Academic City had the lowest, at AED 27,000, AED 28,100, and AED 30,600. Individual apartment contracts ranged from AED 8,000 to AED 195,000,000 a year. Filter the table by community and bedroom count to see what tenants paid for homes like the one you’re considering.

Dubai apartment rent costs

The annual rent is only part of your Dubai apartment rent cost. Before you move in, expect a refundable security deposit of 5% of the annual rent for an unfurnished home, an agency fee of around 5%, an Ejari registration fee, and a refundable DEWA deposit of AED 2,000 to connect electricity and water. On an unfurnished apartment with an annual rent of AED 100,000, that’s an AED 5,000 deposit, around AED 5,000 in agency fees, and AED 2,000 for DEWA before you get the keys.

Why apartment rents vary in the same Dubai building

Two apartments in the same tower can rent for very different amounts. View, floor, size, layout, condition, and furnishing can all affect the rent, and a furnished apartment for rent in Dubai also needs a larger security deposit: 10% of the annual rent, against 5% for an unfurnished one. When you check a Dubai apartment rent price against registered contracts, compare homes in the same building with a similar size and number of bedrooms.
