I lived in Al Barsha 1 for about a year, right next to Mall of the Emirates, and honestly, it's a mixed bag. Having a major mall on your doorstep sounds great, but most established communities in Dubai have one nearby anyway, so it's not a standout perk. What it does bring is a serious traffic problem. During peak hours, congestion around the area used to be intense - back in 2023–2024, there was no direct entrance to Mall of the Emirates from Sheikh Zayed Road, so all the traffic funneled through Al Barsha's streets. It's improved since then, but it's worth knowing about. The real highlight for me is the food scene. Even now, I regularly come back to Al Barsha with friends, colleagues, and family just to eat. The restaurants offer a proper dining experience - generous portions at genuinely reasonable prices. You can get a great meal for around 40 AED, which is surprising given the tourist footfall from the mall. For whatever reason, business owners here haven't rushed to inflate prices, and that's a rare thing in Dubai. In terms of character, Al Barsha isn't a flashy neighborhood. There are no skyscrapers - all the towers are under twelve floors - and it has a more grounded, residential feel. That said, its location on the map is fantastic. You can reach Marina, Business Bay, JVC, and other key areas with ease. Like most communities in Dubai, it falls short on parks and green space. There's a small lake near Mall of the Emirates, but I wouldn't call it a proper park. As for property, the buildings are owned and managed by Emirati landlords, so purchasing isn't an option. This also tends to affect rental pricing - building owners often raise rents in alignment with one another, meaning you won't find dramatic price differences from one building to the next.

Ok so people beware! These villas are huge, and cheap Buttttt they are not made so well and have constant problems so be aware that if your planning on renting in al barsha that!! You have a good maintenance contract in place. Otherwise " total nightmares!"
