What you need to know about City Walk

City Walk is a high-end urban community developed by Meraas, the company behind Bluewaters Island and Nad Al Sheba Gardens. City Walk was launched in phases and has over 900,000 square meters. This mixed-use neighborhood blends premier living with retail, dining, entertainment, and leisure.
Located in Jumeirah, near Al Wasl Road and Al Safa Street, the project opened to the public in 2016 and has quickly become one of Dubai’s most popular lifestyle destinations.

City Walk's heart is its open-air layout, designed to encourage walkability and outdoor living. Wide pedestrian boulevards, walkways, boutique stores, and al fresco cafés are framed by colorful murals and sleek architecture.

The community is also home to major landmarks like the Coca-Cola Arena, The Green Planet, and Canadian University Dubai. It offers a unique setting that combines the energy of a city with the charm of a close-knit, well-designed neighborhood.

Very nice building with friendly neighbors, security, lifeguards and concierge. Set back from the main road and located behind Valiant Clinic there is very little traffic noise, but still a nice buzz on the weekends as we have Eggspectation building below and one of the best beauty salons just outside. The pool has a Burj Khalifa view and has plenty of sunbeds for the residents. No maintenance issues experienced and I've been there for a year and a half. Managed well by Driven Properties.

Have been living there for the past 2 years. Love it! Great location, great finishing... Could do better in the efficiency and availability of the maintenance team.

What's it like to live in City Walk beyond the weekend?

Understand what the community like on a normal workday. Is it still calm and convenient, or do traffic and noise become issues? How easy are daily errands like groceries, deliveries, parking, or just getting in and out during peak hours?

This is one of the best and most underrated communities across Dubai. Demand is always through the roof, and supply is very limited. Considering there are newer buildings being handed over, more and more people will come and enjoy the vibe this community offers. My only suggestion? Come here and experience yourself. 1. Convenient 2. Easy deliveries and plenty of restaurants and cafes, with City Walk Mall adding the cherry on the cake. 3. Parking may sound like a challenge, but there is mall parking available and visitors use it as per the convenience.

Are City Walk properties holding their value well?

I'm considering buying in City Walk and want to understand how prices have been moving. Is the area proving resilient?

Yes, compared with many Dubai apartment communities, City Walk has generally held its value well and has been one of the more resilient premium locations. However, whether it's a good buy today depends on your objective (rental yield vs. capital appreciation).
