Properties for sale in Ajman Corniche Residences

Ajman Corniche Residences is a seven-tower beachfront development by Aqaar, sitting directly on the Corniche with the Arabian Gulf on its doorstep. The towers went up in the late 2010s and share a podium lined with cafes and small retail. It's freehold, so both UAE residents and international buyers can own here. The feel is coastal and walkable, with the promenade running the length of the community.

You'll find 1, 2, and 3-bedroom apartments plus duplexes and larger penthouses. One-beds usually sit between 900 and 1,200 sq ft, two-beds run 1,400 to 1,800 sq ft, and top-floor duplexes push past 2,500 sq ft.

Sale prices start around AED 350,000 for smaller units, and the median lands near AED 1.19M, with sea-view two-beds typically listed between AED 950,000 and AED 1.25M. Larger penthouses and commercial plots sit at the top end of the range.

The buyer mix leans toward end-users who want a sea view without Dubai or Sharjah pricing, plus investors chasing rental yield from working professionals and students. Families take the larger layouts; singles and couples gravitate to the one-beds.

On connectivity, Sheikh Humaid Bin Rashid Al Nuaimi Street and Sheikh Khalifa Bin Zayed Street handle traffic in and out, and Sharjah is a short drive south. There's no metro in Ajman, so you'll rely on your car, buses, or taxis for daily trips.

Ajman Corniche Residences is a seven-tower beachfront complex by Aqaar, sitting directly on the Corniche promenade. Stock is almost entirely apartments, with a smaller pool of duplexes and penthouses.

You'll find one, two, and three-bedroom layouts, plus larger duplex configurations for buyers who need more space. One-bedroom units typically run 900 to 1,200 sq ft. Two-bedrooms sit in the 1,400 to 1,800 sq ft range, and penthouses often exceed 2,500 sq ft.

Sale prices start around AED 350,000 and climb past AED 1.5M for larger sea-view units. What moves the price is the view, floor height, tower position along the Corniche, and whether the layout includes a maid's room or extra balconies.

If you're watching your budget, Corniche Tower is the entry point on this stretch. Studios and one-bedroom units start around AED 330,000, which is about as low as beachfront Ajman gets.

Al Watan Tower sits just behind it on price, with apartments from roughly AED 460,000 and layouts that suit first-time buyers or investors chasing rental yield. Both towers put you within walking distance of the promenade. You trade some of the newer finishes for a lower ticket, but the location does the heavy lifting.

At the top end, larger sea-view apartments and duplexes inside Ajman Corniche Residences push well past AED 1.25M, with penthouse-scale units and premium layouts running considerably higher.

Mawjan Tower plays in the same bracket, with apartments reaching around AED 5.6M for the larger configurations. Expect 2,000 sq ft and up, panoramic Gulf views, resort-style pools, and concierge service.

These are the units people buy for the view first, the space second. Freehold ownership makes them straightforward for international buyers too.

The sweet spot is the two-bedroom sea-view apartment, and it's where most buyers land. Inside Ajman Corniche Residences, 2BR units range from around 1,944 to 2,550 sq ft, trading between AED 950,000 and AED 1.06M, with balconies, open kitchens, and direct promenade access.

Corniche Tower offers similar-sized 2BRs at slightly sharper prices, useful if you want the address without the top-floor premium. Mawjan Tower rounds out the shortlist for buyers who want a newer feel. All three keep you on the water.
