Living in Q Gardens Boutique Residences
Q Gardens Boutique Residences is a two-block low-rise development inside Arjan, Dubai's mid-market residential district off Umm Suqeim Road. Block A and Block B sit side by side, offering a compact apartment-style setting with a boutique feel rather than a tower-heavy skyline. The architecture leans modern and understated, and the buildings share amenity spaces typical of Arjan's newer stock.
The mix here includes studios, one-bedroom, and two-bedroom apartments. Studios typically sit around 490 to 540 sq ft, one-beds range from about 890 to 1,080 sq ft, and two-beds stretch to roughly 1,780 sq ft. That positions the buildings firmly in Arjan's investor-friendly bracket.
Buyers here tend to be end-users looking for a first Dubai home and investors chasing steady rental returns from a compact unit. Young professionals and working couples make up much of the resident profile. The scale suits people who want an apartment building that feels manageable rather than anonymous.

Frequently asked questions
Q Gardens Arjan works well if you want a smaller, boutique-scale building rather than one of the mega-towers. Recent sales have come in around AED 1,160 to AED 1,270 per sqft, with one-bed apartments typically trading between AED 1.1M and AED 1.25M. That's a reasonable entry point for a ready building in this part of new Dubai.
You'll find studios from around 490 to 540 sqft, one-bedrooms roughly 890 to 1,080 sqft, and two-bedrooms in the 1,450 to 1,780 sqft range. Studios have sold near AED 600,000 to AED 680,000, and larger two-beds have reached AED 1.85M to AED 2.15M. It's mostly a one-bed building by volume.
The two blocks sit within the same development and share amenities, so the practical differences come down to unit mix, view, and floor. Block A tends to trade slightly higher on a per-sqft basis in recent sales, while Block B has more studio and one-bed stock. Pricing overlaps heavily, so it's worth comparing specific units rather than picking a block first.
Arjan is a residential pocket in new Dubai with schools, clinics, and supermarkets built into the surrounding streets, and Dubai Miracle Garden and Dubai Butterfly Garden right next door. You're roughly a 15-minute drive from Downtown Dubai and Dubai Marina via Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road. Dubai Hills Mall is the closest large mall.
Yes, Arjan is a freehold community, so buyers of any nationality can purchase and own apartments here outright. That also means you can lease the unit out or resell it without the restrictions that apply in leasehold zones.
Arjan draws steady tenant demand from young professionals and working residents thanks to its price point and central-ish location, so one-beds around AED 1.2M tend to let quickly. A few of the current sale listings are tenanted, which is useful if you want income from day one. Just underwrite the service charges before you commit.
Each apartment comes with allocated basement parking, and there's paid street parking on 673B for visitors. Public transport is limited to bus stops around Arjan and Dubai Science Park, roughly a 10 to 15-minute walk away, so most residents rely on a car or ride-hailing.
