Drove through at rush hour - very central for reaching Marina, Media City or SZR quickly. Entry/exit points onto Sheikh Zayed Road get congested at peak hours though.

Stayed a few nights in Barsha Heights and it's a solid choice if you want to be in the middle of everything. It's right on Sheikh Zayed Road, walking distance to the metro (Dubai Internet City station), and easy to get anywhere in Dubai from there. Loved that there were tons of restaurants and cafes right downstairs, and it felt lively even at night.

Your guide to finding a property for rent in National Bonds Plaza
National Bonds Plaza sits inside Barsha Heights (Tecom), a mixed-use pocket of Dubai wedged between Sheikh Zayed Road and Al Khail Road. The building is a mid-rise residential tower surrounded by hotels, offices, and low-key retail. It's a walkable stretch, and cafes like Costa, Starbucks, and Zaatar W Zeit sit within a few minutes on foot.
The stock here is apartments: one- and two-bedroom units mostly, with typical layouts around 729 to 1,041 sq ft. Sale prices in the building sit between AED 1.09M and AED 1.61M, which gives you a sense of the positioning if you're weighing renting against buying. Rental pricing tracks the wider Barsha Heights market, and monthly payment options are available for tenants who prefer to split rent across the year.
The renter mix leans toward working professionals and young singles who want to be close to Media City, Internet City, and Dubai Marina without paying Marina rents. Families do live here, though the building suits couples and sharers more naturally given the unit sizes.
Connectivity is the real draw. Dubai Internet City metro station is roughly a 15-minute walk, Sheikh Zayed Road is on your doorstep, and you can reach Mall of the Emirates in under 10 minutes by car. The trade-off: SZR entry and exit points get congested at peak hours, so plan around rush hour if you drive daily.
Market overview
National Bonds Plaza sits inside Barsha Heights (Tecom), a short walk from the Dubai Internet City metro and straight onto Sheikh Zayed Road. The stock here is apartments, mostly one and two-bedroom layouts. One-beds run roughly 729 to 759 sq ft, and two-beds land around 1,041 sq ft, which is generous for the area.
Pricing for rentals tracks floor level, view, and finish quality more than layout. Units facing the interior tend to sit at the lower end, while higher floors with open outlooks toward SZR or Media City command more. Proximity to the metro and the ground-floor retail keeps demand steady year-round.

Why renters choose National Bonds Plaza

Why should you rent a property in National Bonds Plaza?
Metro on your doorstep
Dubai Internet City metro sits about a 15-minute walk away, and Sheikh Zayed Road runs alongside the tower. That means you can reach Marina, Downtown, or Mall of the Emirates without needing a car most days. Handy if you commute to Media City or DIFC.
Cafes and food downstairs
Within a short walk you'll find Starbucks, Costa, Zaatar W Zeit, and coffee spots like Cotti and Back To Roots. There are 13 coffee shops and around a dozen restaurants inside a 3 km radius. Grocery runs are easy too, with plenty of supermarkets nearby.
Central for work commutes
You're a few minutes from Dubai Internet City, Media City, and Knowledge Park. Barsha Heights sits between those business clusters and Sheikh Zayed Road, so most tech, media, and marketing offices are a 5 to 10 minute drive. That cuts commuting time meaningfully.
Schools within walking range
American School of Dubai, Regent International, and GEMS Dubai American Academy all sit within about 1.2 km. Dubai College and Wellington International are close by too. Families renting here can pick from American, UK, and IB curricula without long school runs.
Quick access to malls and beaches
Mall of the Emirates is roughly a 10-minute drive, and JBR and Marina beaches are similarly close. That's useful on weekends when you want retail, cinema, or the coast without dealing with cross-city traffic. Palm Jumeirah is reachable in around 15 minutes off-peak.
Mixed-use building setup
National Bonds Plaza combines residential floors with retail at street level, so daily errands stay simple. The tower's Sheikh Zayed Road frontage does mean traffic noise and some peak-hour congestion at entry points, worth factoring in if you drive during rush hour.
