Dubai Land is one of Dubai’s most ambitious and expansive master communities. It was initially proposed as a vast 2-billion-square-foot plan encompassing commercial, residential, and entertainment units, but faced challenges due to the global recession of 2007 - 2008.


It has since evolved into a collection of affordable and family-focused neighborhoods. Developed by Dubai Properties Group, the community is now home to a growing population drawn by its accessibility, spacious properties, and value for money.


Dubailand now covers over 3 million square feet and includes communities like Remraam, FalconCity of Wonders, Living Legends, Majan, and Layan. While some original projects were restructured post-2008, the region remains dynamic and continues to attract investors and long-term residents. Located just off Sheikh Mohammed Bin Zayed Road (E311), it offers a suburban escape with all the conveniences of city living.

Location

Dubai Land sits on the city’s outskirts close to Dubai Silicon Oasis and International City. It is strategically positioned off Sheikh Mohammed Bin Zayed Road (E311), offering seamless access to the rest of the city. Residents typically rely on private vehicles, though taxis and feeder bus services are available.


The community is designed for drivers, with most homes featuring allocated parking and ample visitor spots. While metro access is unavailable within Dubai Land, surrounding transport links connect to major hubs.

Properties

Tatweer launched Dubai Land back in October 2003. The initial plan included six themed worlds in residential communities and attractions. However, Dubai Properties Group took over the project and split it into individual communities.


Some of these communities were supposed to be a part of the Dubai Land area but have become independent projects, such as Arabian Ranches, Mudon, and Motor City.


As many subcommunities and buildings are in different stages of development and maturity, there are many new projects in Dubai Land, making it a hotspot for investors and aspiring homeowners. As per Property Finder’s data, it’s among the cheapest areas to buy a villa in Dubai.


The massive project contains many developments such as malls, theme parks, and residential communities, making it both a popular tourist destination and residential area. The Dubai Land area is popular among renters and buyers thanks to its reasonable prices.

This is actually still an upcoming place; a lot of construction is still ongoing, which can be an issue for some residents. But overall, the connectivity is really good to E311 and E11, and it's a good family-friendly space to stay.

Remraam is a lovely community for families, it has plenty of green areas and play areas for children as well as good pool and sports facilities. The buildings aren't very high (max 7 floors) which gives it a cozier feeling, and we frequently see children playing outside or people practicing sports which brings a good sense of community. The security in our building is kind and helpful, and I find the community location very convenient in terms of accesses. I have been living in this community for 9 years and am very happy to raise my family here. There is a school and a nursery inside the community, two supermarkets, pharmacies and different restaurant options, which makes it very convenient for everyday life.

Great place to live in a community vibe. Many play areas and parks for kids, each sub community has different play areas for kids to entertain. Have many swimming pools to keep the kids engaged, with a separate pool for little ones. Community sponsors many parties and functions for the villonova people. Great place for walking with full green surroundings.

We bought this 2 bedroom, 1st floor apartment last year. Its peaceful, secluded living, good space for my potted plants, birds n crickets chirping, garden space I get to use, a single car garage, with space to park the 2nd one, a terrace I can use to gaze at the stars and see the setting sun...! I have overnight guests just to experience resort style living (their words not mine!) or guests exclaiming.. apartment giving villa vibes..! Also, I find optimum utilization of space in 1st floor apartments as vs the ground floor, with additional bonus of using the terrace as a tent bedroom and also having a garden on the side, with no one above you peering into your garden, as this happens with the ground floor units.

I think Thamam 20 is the best building in fully remraam. it is near to Communty center, pool walking track , kids play area near to school and plus more parking in front of Building

Pros: Building Maintenance is top notch, premium fittings as the building is owned by National Bonds. Have been staying here for more than 11+ Years. Building is well kept and was not affected by the recent rain. No Traffic is a great plus recent Upgrade of Podum Level 3 with Soccer Courts, Kids Play Area. Cons: 1) High Chiller Fees 2) Lack of Park in the surrounding 3) Kitchens are built near the apartment entrance hence the aromas eventually end up making way to the common corridors 4) Parking is very difficult outside. Overall, the time spent in the building was well spent. It feels like home. Aim for Tower A in general, this is the best quality Tower or Tower E
