About villa rental transactions in Dubai

Dubai villa rent price trends

Dubai villa rent prices are up by 2.6% over the past 12 months. Tenants registered 61,889 villa rental contracts with the Dubai Land Department during that period, up by 4.1%. New leases averaged AED 253,900, against AED 202,100 for renewals. There was a difference of AED 51,800 between the averages for new leases and renewals. New leases are down by 2.9%, while renewals are up by 6.9%, so new and renewing tenants can see different rent movements.

How Dubai villa rent prices differ across communities

Dubai villa rent prices vary widely by community. Emirates Hills had the highest average rent at AED 3,750,000 a year, followed by Palm Jumeirah at AED 1,650,000 and Al Barari at AED 971,900. Al Lisaili, Barsha Heights (Tecom), and Dubai Industrial City had the lowest, at AED 41,500, AED 72,100, and AED 76,300. Individual villa contracts ranged from AED 10,000 to AED 17,000,000 a year. Filter the table by community and bedroom count to see what tenants paid for homes like the one you’re considering.

Where Dubai villa rents moved most

Al Habtoor Polo Resort and Club - The Residences saw the biggest change in villa rents over the past 12 months, up by 39.7%, followed by Emirates Hills,  up by 30.4% and Liwan, up by 28.6%. Rents can move very differently from one community to the next, so check the community you’re considering rather than the citywide average before you sign or renew. A large change in a smaller community can come from only a handful of contracts, so consider how many leases sit behind a figure in the table before you rely on it.

Dubai villa rent costs

Renting a villa in Dubai comes with upfront costs on top of the rent. Before you move in, you’ll pay a refundable security deposit of 5% of the annual rent for an unfurnished villa or 10% for a furnished one, an agency fee of around 5%, an Ejari registration fee, and a refundable DEWA deposit of AED 4,000 to connect electricity and water. On an unfurnished villa with an annual rent of AED 250,000, that’s an AED 12,500 deposit, around AED 12,500 in agency fees, and AED 4,000 for DEWA before you move in.
