There's no metro station directly on site, which is the honest transport trade-off here, though the community's position at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44) puts most of the rest of Dubai within reasonable reach by car.

From JVT, it takes roughly 26 minutes to drive to Dubai Mall, 18 to 19 minutes to Dubai Marina or Palm Jumeirah, 22 minutes to Burj Al Arab, and about 42 minutes to Dubai International Airport.

An older community but still well maintained by the master developer Nakheel. Great for families and those that work in media city as it is a short drive.

This building is situated one of the best locations in the entire Jumeirah Village Triangle. Project by New World Developments, the building is perfectly positioned between low-rise villas and townhouse. The building has full Moden and natural lights focused layouts one of the best investments i have opted for.

We’ve lived here for a long time now and absolutely love it. The location is perfect. Very nice view to park and now there is padel I use often now. The building is very well maintained and is very popular. We are waiting long time to move into two bed but everyone renews. I do recommend.

The building looks reaallyy good inside and out. Although it offers only studios, the space is really good with good views all round. I have never seen a tower that protects privacy that way! You really feel that you are alone unless your neighbor decides to make a noise going out or in their unit. The only thing that should have been thought of more is guest parking.

How does JVT compare to other areas like JVC and Jumeirah Park in terms of pricing and lifestyle? Are there any other villa communities that offer similar land size and value to JVT?

I’m comparing JVT with other areas to see which offers better pricing and lifestyle and whether there are other villa communities with similar land size and value.

JVT generally offers larger layouts, more greenery, and better value per sqft, while still being close to key areas like Dubai Marina, JLT, and Downtown.

Based on the requirement of getting close to 7,000 square feet under 5.5 million for an independent villa, I’m not really aware of many options unless it’s JVC, which is a very different product. Most buyers focus on these properties because of the land size and location.

The cost per square foot for extensions can vary between 1,100 dirhams and 1,800 dirhams per square foot, subject to approval from Dubai Holding and Nakheel.The cost of construction varies depending on the level of work, the grade of materials, and the contractor. I normally recommend speaking to a number of contractors and also speaking to owners who have already done extensions.

There are a number of parks and playgrounds, tennis courts, padel courts, basketball courts spread throughout the community, as well as running tracks and dog parks. There are also more amenities to come, including football pitches and additional common areas.
