Loved how green and mature the community feels compared to newer developments - the lakes and walking paths make it feel like a proper neighborhood, not just villas. Parking near the community centre gets tight on weekends though

So far best community we have lived... Beautiful landscaping, connecting lakes from Springs to Meadows to Emirates hills creating scenic pathway for walking and cycling. Ample of guest parking, swimming pool, kids park and basketball court. Villas are old but if you can find extended and upgraded villas then nothing like it.

Excellent location, close to great schools, very child friendly, established community, one of the greenest areas in Dubai with long walk/bike routes around lakes where you can wake up to the sounds of birds, Emaar management is much better and responsive vs some others as well. The schools and mosques around cause some mild traffic at school pick up drop off times or Friday prayers but it does not cause major issues. Springs 1 and 2 are probably the best among all Springs communities in terms of location and maintenance

We have lived in Springs 7 since 2005. It has been a great experience throughout. Emaar has done a brilliant job in consistently maintaining very high levels of community maintenance and security etc. Springs is one of the best, if not the best townhomes communities in Dubai.

Love staying in Springs 2. neighborhood is so friendly. Access to super market, and school is so good. 10 min to E11 and E44. Maintenance is so good, neat, and clean. Security is very prompt. Enjoying it so much.

The Springs is one of the longest serving and one of the most established townhouse communities that Dubai has to offer. All the infrastructure is already there, with downtown, Marina, The Palm and JBR all within a 15minutes drive, shopping centres and schools at each end of the Springs, restaurants, gyms, Mediclinic. A very family friendly community, that’s filled with community facilities such as parks and pools, lakes that families are walking around every evening with greenery everywhere you look

Well, the first comparable thing is the location and best suitable to family who want to live near Springs in a villa community but not in a gated community. Most importantly are the sizes of the Jumeirah park villa, they are generous and most prices are competitive.

When buying an un-renovated original Emaar villa, what hidden maintenance costs should I expect?
I’m looking at an original 3-bedroom Type 3E in Springs 7 that hasn't been touched since 2005. The purchase price is attractive, but my contractor warned that original copper piping, old AC compressors, and aged roof waterproofing will need immediate replacement. What is the realistic cost to overhaul these baseline systems?

What has your contractor recommended as a price estimate? Personally I would say anywhere between 100-150k, always better to get the A/C tested first as well to make sure the change is necessary. I’ve worked with a contractor in the area over the last 8 years so I’d be happy to get a quote from him as well as he knows the villas inside out, that way you can compare to what your contractor is saying

So typically it depends what you want to do. If you want a turn key finish high end unit then 1M -1.2M and it will be everything changed. Can do a renovation for 600-700k but quality won’t be as good

Homeowners in The Springs pay substantial annual master community service fees. I walked through a park in Springs 10 and noticed older playground equipment and worn outdoor furniture. Are community pools and park facilities being actively renovated by Emaar?

I happen to live in Springs 10 myself and there is always people going around replacing trees, renovating parks, landscaping the area Recently springs 8 has just had a new renovation on the pool and Emaar are very good at keeping everything up to date On top of that the service charges are very little compare to apartments and other villa communities, roughly around AED 2 per sq ft on the plot
