Apartments for Rent in Al Furjan

Nakheel planned Al Furjan in the Jebel Ali District. The first villa phase opened in 2007, and the wider layout was wrapped up by May 2013. The name reads as a collection of small villages, and life here follows that shape: clustered low-rise towers, walled townhouse rows, and landscaped walkways stitching them together.

Al Furjan townhouses in Quortaj and Dubai Style sit alongside the apartment blocks, giving families a lower-rise alternative when the tower supply feels tight.

Azizi Developments built most of the apartment stock. Danube Properties, Imtiaz, Ghreiwati, Nabni, and Grand Properties added Pearlz, Gemz, Westwood, Avenue Residence, and Topaz Avenue.

Building heights run between 10 and 20 floors. The skyline stays even, and renters get a real choice between older Azizi blocks and newer chiller-free towers by Danube and Imtiaz, which matters when a summer DEWA bill is the difference between two shortlists.

Tenants here lean toward commuting professionals, couples, and small households. Reviews keep circling back to the calm, walkable feel and the parks threaded through the villa clusters. Longer leases dominate. Renewal data from Zazen Gardens and The Dreamz shows over 92 percent of contracts run yearly, the kind of stability that points to renters staying put rather than shopping around every spring.

Masakin Al Furjan, Murano Residences, Azizi Plaza and Topaz Avenue draw the most searches, while Quortaj, Dubai Style and Murooj Al Furjan add Furjan townhouses and villas for renters ready to trade a lift for a private entrance.

Rents for Al Furjan townhouses and apartments span a wide range. Nakheel planned the community, which explains the layered stock: low-rise Masakin clusters at the base, Azizi mid-rises in the middle, and taller newer blocks by Danube, Imtiaz, and Nabni above.

Freehold status matters here. Any nationality can buy, and that tends to pull in tenants who stay put. Renewal rates tell the story: 15 percent at Prime Residency 3, climbing to 76 percent at Al Fouad Building.

Households here lean toward commuters and small families. The Route 2020 metro stop is the pull for many, along with easy exits onto the E311 and D57. Long-term leases hold above a 95 percent share in most towers, so turnover is slow. Tenants tend to renew rather than restart the search.

On a per-sqft basis, the community reads cheaper than Dubai Marina or JLT, and layouts run larger. Chiller-free options are also common, which lands differently on a summer DEWA bill than headline rent alone suggests. Yields on tracked buildings run from about 5.7 percent across the community up to 8.6 percent at AZIZI Roy Mediterranean.

Luxury areas in the Al Furjan townhouses

The Grand Properties block is where larger households look; its three-bed layouts cross 1,500 sq ft and average AED 235,000, with a maid's room included. PG Upperhouse trails just behind on the one-bed line at AED 93,000, with units stretching to 1,057 sq ft. Amalia Residences leans into the new-build crowd near the Pavilion. Renters here trade square footage for finish quality and podium facilities.

Popular areas near Al Furjan Metro

Proximity to the station is what keeps Masakin Al Furjan and Azizi Farishta near the top of tenant shortlists. Gemz by Danube pulls in newer arrivals, with three-bed units near AED 161,000.

Two arterials frame the community: Sheikh Mohammed Bin Zayed Road (E311) and Al Yalayis Street (D57). Jebel Ali Village is a 5-minute drive, and Ibn Battuta Mall is around 10 minutes. Sheikh Zayed Road (E11) runs close by, which puts Dubai Marina and Arabian Ranches both at roughly 20 minutes.

The Mall of the Emirates sits at 25 minutes, Dubai Outlet Village at 20, and the airport is around 35 minutes out for Al Furjan townhouse residents heading to flights.

Route 2020 on the Red Line brought the metro to the doorstep. Al Furjan Station connects west to Discovery Gardens, Jebel Ali, and Ibn Battuta. Bus F46 loops through the community with stops near the Pavilion and Masakin Al Furjan. Proximity decides the daily routine.

Tenants in buildings near the station walk. Households tucked deeper in the villa clusters rely on cars, taxis, or ride-hailing, since the inner streets can take 30 to 45 minutes on foot to the platform.
