Bur Dubai is one of Dubai's oldest districts and the emirate's first original settlement before the city grew into the modern metropolis it is today. The area sits on the western side of Dubai Creek, and "Bur Dubai" translates to "Mainland Dubai," a reference to its separation from Deira by the waterway. Years ago, people crossed between the two sides by abra (a traditional wooden boat). Today, Al Maktoum Bridge and Al Shindagha Tunnel handle most of that movement, though the abra ride is still a popular part of daily life and sightseeing.

Bur Dubai stretches across several sub-communities, and each one feels a little different. Al Mankhool and Al Kifaf have newer residential towers near Zabeel Park and the Dubai Frame. Oud Metha tends to attract families and students because of its schools and sports clubs. Closer to the creek, Al Hamriya and Al Raffa have narrower lanes, older buildings, and easy access to the Textile Souk and Meena Bazaar.

On the eastern side, Dubai Healthcare City brings together hospitals and clinics. Al Mina runs along the coastline near Port Rashid. Then there's Al Hudaiba, between Satwa and Jumeirah, which adds a quieter low-rise residential pocket.

Schools near Bur Dubai

Bur Dubai gives families access to Indian (CBSE and ICSE), British, American, and Ministry of Education curricula. Getting around Bur Dubai

Bur Dubai is located on the western side of Dubai Creek, just across the water from Deira. Getting around is one of Bur Dubai's strongest points. Al Ghubaiba, Sharaf DG, ADCB, BurJuman, Max, and Oud Metha metro stations serve the community, and Dubai International Airport is under ten minutes by car via Al Khail Road.

I’ve spent quite a bit of time around Bur Dubai and it’s one of those areas that feels very “Dubai before the glam”, in a good way, mostly. On the plus side, everything is genuinely within reach. You’ve got supermarkets, cafés, clinics, and all the everyday essentials right there, which makes life very easy. There’s also a proper sense of community here. It feels lived-in, diverse (especially within the south asian community), and not overly curated and neither ridiculously expensive, which is refreshing compared to some of the newer areas. But realistically, there are a couple of things that can’t be ignored. Parking, especially for visitors, is almost impossible at times: you can easily spend way too long just trying to find a spot. And depending on where you are, the street noise can be a bit much, particularly in the evenings when it gets busier. Overall, it’s great if you value convenience and character over polish. Just be prepared to compromise a bit on the quieter, more seamless/glossy side of things.

I lived here during my early years in the UAE back in 2018. You’ll experience the authentic old Dubai with its rich culture and affordable commodities. There are restaurants, central transportation, and more. However, it’s not the best place for families because it’s overcrowded and primarily caters to shopping and tourists.

Bur Dubai is a busy area with more shops and restaurants. It is always crowded and people keep walking around all the time. You will get all the required things nearby. Less parks and play areas for kids. Easy access to bus stop and metro to move around the city.

Karama is chaotic and crowded, but that’s part of its personality. The buildings are older, but because there’s so much demand and people are used to living here, rent can actually be expensive. The streets are packed with restaurants, cafés, salons and supermarkets, and most of it is really affordable. There’s a lot of culture in this “old Dubai” side, with Zabeel Park and Mankhool just walking distance away. Despite the crowds and noise, in my opinion, it’s still very family-friendly. It feels lively, authentic and like a real neighbourhood rather than a polished, touristy district.

I would recommend to never rent a property from them, they will make your life hell. We were residing at FLAT 203 BUILDING 8 WASL PORT VIEWS and our contract ends on Aug 3. Poor management, u cannot contact them, poos security! Our belongings and furniture has been stolen by Imdaad and security guard before our lease contract ends. And we did not hand over the keys yet!!! They changed the locked keys without informing us. They did not allow my mother who is 65 years old to come inside. They stole her personal bag with her passport, ids and jewelries and money. They HAVE POOR MANAGEMENT!!!!!!!!! We lost 14 pcs of large cargos and 11 small cargos that ate ready to be sent in Philippines and UK WE SEEK HELP AND JUSTICE!!!!

The management of this property is really bad, they don maintain Ac's, we have been Complaining for months with no solution, they are just trying to save the costs and make money. There is water leakages in the reception. We have complained to security guard several times but its useless.

Which specific streets in Mankhool actually have accessible RTA parking after 8 PM?

I work late shifts and just moved to a building near the Aster Hospital in Mankhool. It doesn't have basement parking. I spent 45 minutes driving in circles last night trying to find a single RTA spot. Are there any hidden sand lots or specific streets where parking frees up at night?

Are the chiller-free older buildings in Al Raffa suffering from chronic mold or AC duct issues?

I found an incredibly cheap 2-bed in Al Raffa that is chiller-free. However, when I opened the kitchen cabinets, there was a faint musty smell, and I saw some black spots around the main AC vent. Are these 1990s central AC systems known for spreading mold, or did I just see a bad unit?

In Al Kifaf and Dubai Healthcare City, newer developments bring in modern high-rise towers with more contemporary finishes.
