A large, well-planned, and well-managed master community, DAMAC Hills offers both apartments and villas. It’s ideal for families with children and pets, as well as for individuals who prefer a quiet, peaceful environment. The community features the Trump International Golf Club, expansive parks, a variety of restaurants and cafés, and multiple grocery stores and mini-marts. It is conveniently located between major roads, including Al Qudra Road and Hessa Street, providing easy connectivity. Overall, DAMAC Hills is one of Dubai’s most popular villa communities.

Damac Hills feels like a completely different side of Dubai compared with most of the city. It’s very green, calm, and feels a lot more family‑centric and pet‑friendly than the busier urban areas. The community is well kept, security feels solid, and there’s a real effort put into maintenance and standard of life around you. It’s definitely a car‑dependent place. There’s no metro access nearby, so commuting to central areas easily takes 30 to 40 minutes on most days, and getting around without a car isn’t very realistic. The villas and townhouses are spacious, many with golf or landscaped views, which makes the whole area feel open and relaxed. Overall, Damac Hills gives off a calm, green, residential vibe that feels very different from the busier parts of Dubai.

I've been living in Golf Vita for nearly a year now, and every time I step inside, I can't help but appreciate the fact that it's my home. This place truly has it all - there's a mall, cafes, restaurants, grocery stores, pharmacies, parks, barbecue spots, stables, a golf course, and it's incredibly pet and kid-friendly. It feels like a small city in itself. The balconies offer ample space, and the views are absolutely breathtaking. In our one-bedroom apartment, we're spoiled with a roomy wardrobe and a hotel-like bathroom complete with a shower. The kitchen is a tad small, especially if you have a lot of appliances, but it gets the job done. The neighborhood is filled with friendly people, and there's always something fun happening in the community. The only drawback is the maintenance costs, which can be a bit steep, but we've found ways to manage them. If you enjoy having friends over, there's no need to worry about parking, as there's a designated lot for guests. All in all, I'd highly recommend this community, especially for families. It's been a great experience living here.

Damac Hills Community has a lot to offer. From security, to amenities to accessible anywhere in Dubai. The community has its own Carrefour, other supermarkets and clinics. You dont have to worry about anything. This location is in prime area where you can access the main roads. I would recommend Damac Hills If you want peace and quiet place to stay after a busy and tiring day.

Gross rental yield: 6–7% for most apartments. Well-priced studios and 1-bedroom units: can achieve 7%+. Net yield: typically around 5–6% after service charges, maintenance, and vacancy. Pros Strong tenant demand from professionals, couples, and small families. Established community with golf course, parks, schools, Carrefour, restaurants, and Malibu Bay.     The location, there is no comparison. Damac hills 1 is a luxury community minutes away from Dubai skyline. Damac hills 2 is very far and country side community with a lot of townhouses.
