What you need to know about Zabeel

Zabeel is one of Dubai’s most prestigious and centrally located communities, known for its royal residence, lush landscaping, and cultural landmarks. Za’abeel consists of three distinct sub-communities: Za’abeel 1, Za’abeel 2, and Al Kifaf. Each has its charm, from stylish apartments to luxurious villas, in a lively, cosmopolitan atmosphere.

Strategically located between old and new Dubai, Zabeel offers excellent connectivity to Downtown Dubai, DIFC, and Sheikh Zayed Road. The neighborhood combines wide boulevards and green spaces with low-density housing, giving it a suburban feel in an urban setting. It’s home to Zabeel Palace, the official residence of the ruling family, and the Dubai Frame, one of the city’s most striking architectural landmarks.

Recent developments like One Za’abeel have introduced a modern dimension to the community, offering high-rise living, luxury apartments, and hotel-branded residences. Despite these additions, Zabeel retains its peaceful character, making it ideal for high-income families, government officials, and Dubai residents seeking prestige and privacy.

For those eyeing a city lifestyle with a touch of exclusivity, Za’abeel is a prime pick, especially if you’re hunting for stylish, contemporary apartments for rent in Bur Dubai.

What Residents say about Zabeel

Just a short stroll from Dubai Mall, this place offers effortless access to everything you need. I can host and attend events within the vibrant community, enjoy a spacious swimming pool, and relax outdoors while admiring the iconic Burj Khalifa from the elegant Emaar community. With excellent security and endless possibilities, it’s a place I truly love.

Za’abeel is one of those places people don’t immediately notice when they first move to Dubai — but many eventually gravitate toward it. Sitting between DIFC, Downtown, and the World Trade Centre, it offers a rare balance: central connectivity with a more grounded, residential pace. Over the years, it’s been interesting to watch how the area has evolved naturally rather than through heavy marketing, slowly becoming part of Dubai’s next central corridor.

The building is well kept and clean with a tunnel leading to Dubai Mall. Apartments are also very well sized.

It was amazing to wake up to the crows of roosters from neighboring villas and still be in the very center of the city. Direct access to the Dubai Mall and metro via an air-conditioned walkway. Supermarket couple steps from the apartment. On the roof of the parking lot, in addition to the standard pool and gym overlooking the Burj Khalifa, there are paddle tennis, badminton, basketball, volleyball, cricket and even a go-kart track. Going to the cinema took 5 minutes. I would like to live here permanently.

Been living here for almost a year, this building is definitely not worth the price tag (now over 130k a year), here's why: 1. The apartments continuously smell of sewage 2. Ceiling leaks water, interrupting the lighting 3. Water pipes leaking on top of bathroom ceiling 4. (This is worst of all) The clueless, helpless, and terrible maintenance, a whole year of having them visit my apartment, never fixed an issue completely. The only 2 stars Downtown Views 1 gets is its direct connection to the mall, and the strategic location... rest is tragic. Don't move in here.
