What you need to know about Al Sufouh

Al Sufouh is one of Dubai's most desirable coastal neighbourhoods, stretching along the Arabian Gulf between Dubai Marina and Jumeirah. Split into Al Sufouh 1 and Al Sufouh 2, it balances a genuine residential calm with easy reach of some of the city's busiest business and leisure destinations, which is a big part of its appeal.

Al Sufouh 1 is the beachside pocket closer to Umm Suqeim, where low-rise apartment towers sit alongside gated villa compounds.

Newer off-plan additions like The Biltmore Residences and 113 Residences are bringing modern inventory into the mix. Al Sufouh 2 lies further northwest and is defined by Dubai Internet City, Dubai Media City, and Dubai Knowledge Village, where thousands of professionals commute daily to technology, media, and education firms.

The area attracts young professionals who want a short commute to the nearby free zones, families drawn to reputable schools like Dubai College and GEMS Wellington International, and beach lovers who prefer a quieter shoreline.

Al Sufouh Beach and Madinat Jumeirah Beach highlight the area's coastal charm. Fitness options like Matrix Fitness, Crunch Fitness, and J Club are under ten minutes away, and healthcare is well covered, with Gargash Hospital and Al Zahra Hospital a few minutes from most buildings.

Connectivity ties it all together. The Dubai Tram runs through Al Sufouh 2 with several stops linking directly to the Red Line at Dubai Internet City station, putting Dubai Marina and Mall of the Emirates within minutes. Highways like Sheikh Zayed Road and King Salman Bin Abdulaziz Al Saud Street (Al Sufouh Road) give fast car access to Downtown Dubai in under fifteen minutes, while Hessa Street offers an alternative route south toward Al Barsha.

Car access

Al Sufouh connects to Abdullah Omran Taryam Street for quick access out of the community, with Al Simmak and Al Nathra streets handling internal circulation and Al Sarfa and Al Thowima streets linking to the wider Al Sufouh Road corridor. A cluster of smaller streets serves the residential pockets closer to Madinat Jumeirah and toward Umm Suqeim.

Parking is mainly through designated lots, including mosque parking and several bays in the 372A area, all within walking distance of the main residential clusters, though street-level spots fill up during peak hours near the schools and commercial buildings, so tower residents generally rely on basement or podium parking.

Getting out of Al Sufouh is quick in most directions. Mall of the Emirates is roughly a seven-minute drive east along Al Sufouh Road, Souk Madinat Jumeirah about five minutes north, and Palm Jumeirah under ten minutes heading toward the trunk of the island.

Downtown Dubai and the Burj Khalifa area take around twenty minutes via Sheikh Zayed Road in lighter traffic, Dubai International Airport is typically a 25 to 30-minute drive depending on the time of day, and Abu Dhabi's city centre is about an hour along the E11.

What Residents say about Al Sufouh

Olga P.

Lived here for about six months as a renter and honestly Al Sufouh surprised me. It has that rare Dubai quality of feeling genuinely calm - not "quiet because nothing's here" quiet, but settled and residential. The beach is the highlight. Walking distance, barely any tourists, no beach clubs pumping music. The community itself has a good local feel. Nice cafes, sports facilities close by - everything you need without the mall-anchored setup you get in most Dubai neighborhoods. Connectivity is good - easy access to Sheikh Zayed Road and a straight shot toward both JBR and the Marina if you want the buzz. On value, for what you get - space, calm, beach access, proximity to everything - the rent makes sense.

Great place to live with arguably best views in town. Location is a big plus without the traffic. Yes pool and maintenance could be better but overall a great medium sized tower with great views and good Location

Vita Residencia

I lived briefly in Vita Residencia, and I don't recommend it. It has issues with sewage odors, finishing quality, and unresponsive management. There were significant delays and contract disputes, which led to a less-than-ideal living experience. If you value reliable service and timely responses, consider other options. I have all the details and proof documented with screenshots in case you have questions.

The building wise is poorly managed, very rude management team could have been a very nice neighborhood. The location wise is perfect no traffic, very quite but driving to everywhere is convenient.

The pool and gym are tiny, the sun never shines on the pool, and whenever they fix something it breaks again such as the washing machine. They promised to fix the window more than a year ago and they still have not, so the bedroom window does not open. The new management does not care about the tenants. They want to squeeze you out of your money. They are illegally increasing rent by 20% and do not want to cooperate even with the government decision. For the past few months there has been construction near the property so during the day and sometimes even at night there are some noises.

Although there are some issues that pop up, the maintenance responds quickly and fixes most of them. Residents benefit from a peaceful living environment, with excellent noise control, apart from the occasional construction noises, and minimal traffic near the property. The only issue with the pool is that the sun doesn't shine there during the day, but otherwise it's quite nice. The property's major drawback is its poor guest parking options, which can inconvenience both residents and their visitors.

Property types in Al Sufouh

Al Sufouh offers a diverse property mix, from mid-rise and low-rise apartment buildings to exclusive penthouses, spacious beachside villas, duplex residences, and hotel apartments. Apartments dominate the towers along Al Sufouh Road, while gated villas occupy the quieter beachside pockets of Al Sufouh 1, and the Acacia Avenues compound blends towers with villa clusters in a landscaped, gated setting. That variety lets the area cater to single professionals, couples, and larger families within one well-connected community.

Al Sufouh's apartment stock ranges from compact studios of around 240 sq ft to spacious three-bedroom units above 1,800 sq ft. Hilliana Tower within Acacia Avenues is a mid-rise with full-height glass offering sea, Palm Jumeirah, and Burj Al Arab views across studios, one-, and two-bedroom layouts.

Meanwhile, J5 and J8 buildings are low-rise, five-floor developments popular for their European-style finishes, rooftop pools, and pet-friendly policies.

113 Residences is an off-plan project delivering one- to four-bedroom duplex apartments with pool views.

Vita Residencia offers two- and three-bedroom freehold units of roughly 1,400 to 2,200 sq ft, and Cloud 9 within Acacia Avenues provides more affordable one- and two-bedroom apartments of around 760 to 1,240 sq ft.

Al Bahia adds furnished one- and two-bedroom units with a pool and gym, and Lavender Garden Suites runs studios and one- and 2-bedroom apartments for rent in Al Sufouh in an all-inclusive format.

Al Sufouh's apartment prices generally sit between neighbouring Jumeirah Lake Towers, where entry points are lower, and Jumeirah, where values are notably higher.

Al Sufouh's villas are among the most private coastal residences in Dubai, typically running from three to five bedrooms on plots of roughly 1,750 to 3,600 sq ft of built-up area.

Al Sufouh Villas by Meraas is a gated pocket of four-bedroom homes with private gardens, prized for direct beach access and quiet, tree-lined streets, while Decora Villas within Acacia Avenues offers four- and five-bedroom homes of around 1,900 to 7,900 sq ft, some with private pools and upgraded interiors.

Palma Spring Village provides three- and four-bedroom villas in a community-oriented setting, and over in Al Sufouh 2, Arenco Villas delivers two- to four-bedroom homes close to Dubai Knowledge Village.

Sale prices for villas here generally run above Al Barsha but stay below the prime Jumeirah beachfront compounds, reflecting the area's quieter profile and its closeness to the free-zone employment centres.

Penthouses in Al Sufouh occupy the uppermost floors of the area's premium towers, with sweeping views stretching from the Burj Al Arab to the Marina skyline. Hilliana Tower features a triplex penthouse of roughly 13,590 sq ft with five bedrooms, seven bathrooms, a private elevator, and 360-degree sea and city views.

Meanwhile, Vita Residencia offers three-bedroom penthouses of around 2,110 sq ft with upgraded finishes and open terraces. These residences typically include private terraces, double-height ceilings, and luxury finishes such as marble flooring and designer kitchens.

Duplexes in Al Sufouh give families a two-level living experience within apartment towers, ideal for anyone who wants extra space without the upkeep of a standalone villa. 113 Residences offers four-bedroom duplexes of about 2,530 sq ft with pool views and a 40/60 payment plan, scheduled for handover in 2029. Typical layouts span 1,800 to 2,500 sq ft with three to four bedrooms across both floors, often with a private internal staircase and separate living and sleeping zones.

The Biltmore Residences is the most prominent hotel-apartment development in Al Sufouh, offering one- and two-bedroom fully furnished units of roughly 796 to 1,330 sq ft. Registered as hotel apartments, they come with branded hospitality services and are available freehold for overseas buyers.

Al Sofouh Suites also runs a portion of its stock as hotel apartments, with studios and one-bedroom layouts between 427 and 975 sq ft, and La Suite Dubai Hotel & Apartments provides furnished one-bedroom units on a rental basis. Next to hotel apartments in neighbouring Dubai Marina, Al Sufouh's options typically offer lower entry prices while still benefiting from the coastal setting and closeness to Dubai Internet City.

Frequently asked questions

Al Sufouh suits professionals working in Dubai Internet City, Dubai Media City, or Knowledge Village who want a short commute paired with direct beach access. Families benefit from reputable nearby schools like Dubai College and GEMS Wellington International School, plus the quiet, tree-lined streets in the villa pockets of Al Sufouh 1. It's less ideal for anyone who needs lots of nightlife within walking distance or prefers a high-rise, high-energy community like Dubai Marina.

Al Sufouh offers consistent rental demand driven by professionals in the adjacent free zones, with apartment yields generally in the 5% to 7% range. Limited new supply and an established coastal location help support values over time. Returns vary by building and unit type, so it's worth comparing specific listings and doing your own due diligence before buying. This is not financial advice.

Al Sufouh is a designated freehold area, so property can be owned outright by residents and overseas buyers. Both apartments and villas within Al Sufouh 1, as well as developments like The Biltmore Residences, are registered under freehold title.

Al Sufouh 1 is the primarily residential sub-community, home to beachside villas, low-rise and mid-rise apartment towers like J5 Building, J8 Building, and Vita Residencia, plus gated compounds such as Al Sufouh Villas by Meraas and Decora Villas.

Al Sufouh 2 leans more toward commercial and institutional uses, housing Dubai Knowledge Village, Arenco Villas, and the Dubai Tram line that connects directly to the metro. Renters after apartments and beach proximity typically focus on Al Sufouh 1, while those working in the free zones may prefer the walkability of Al Sufouh 2.

Al Sufouh is served by the Dubai Tram, which runs along Al Sufouh Road with stops at Knowledge Village and Dubai Internet City. The tram links directly to the Red Line at DMCC and Dubai Marina stations, putting Mall of the Emirates and Downtown Dubai within easy reach without a car, and several RTA bus routes also operate through the area.

Al Sufouh is quieter and lower-density than Dubai Marina, with a more residential feel and access to a less crowded stretch of public beach. Dubai Marina offers more walkable retail, restaurants, and a busier social scene, but comes with heavier traffic and denser tower living. Al Sufouh's prices tend to be slightly lower for comparable unit sizes, while still being only a short drive or tram ride from the Marina's amenities.

Al Sufouh is generally accommodating for pet owners. Many villas and low-rise buildings in Al Sufouh 1, including J5 and J8 buildings, allow pets, and the open beach gives dogs space to walk. Policies vary by building, so it's best to confirm the specific rules with property management before signing a lease.

Al Sufouh takes its name from the Arabic word for a flat, elevated plain near the coast. The name reflects the area's geography: a level stretch of land running along the Arabian Gulf shoreline between what is now Dubai Marina and Umm Suqeim.
