What you need to know about Dubai Land Residence Complex

Dubai Land Residence Complex, also known as DLRC or Dubailand Residence Complex, is a mixed-use community spread across nearly 14 million square feet in Dubailand. It's built around clusters of low- and mid-rise towers rather than a single centre, which keeps the streets low-density and the pace unhurried compared with the towers closer to town.

The six-tower Skycourts complex is the established address here, and it sits alongside a steady pipeline of newer buildings, including Samana Park Meadows, Weybridge Gardens, Peace Lagoons by Peace Homes, and the Cove editions by Imtiaz. That mix of completed and under-construction projects means the community keeps growing without feeling crowded.

The resident profile skews toward young professionals and small families after affordable apartments with room to breathe. Studios through three-bedroom layouts cover most of the market, and prices sit well below comparable stock in Dubai Silicon Oasis or Arjan.

Creek Metro Station on the Green Line is about a 17-minute drive, so most residents here drive. Dubai–Al Ain Road (E66) and Emirates Road (E611) both run alongside the community, which handles trips to Academic City, Downtown, and the airport.

Pros: Building Maintenance is top notch, premium fittings as the building is owned by National Bonds. Have been staying here for more than 11+ Years. Building is well kept and was not affected by the recent rain. No Traffic is a great plus recent Upgrade of Podum Level 3 with Soccer Courts, Kids Play Area. Cons: 1) High Chiller Fees 2) Lack of Park in the surrounding 3) Kitchens are built near the apartment entrance hence the aromas eventually end up making way to the common corridors 4) Parking is very difficult outside. Overall, the time spent in the building was well spent. It feels like home. Aim for Tower A in general, this is the best quality Tower or Tower E

All the buildings in the Sky Court Tower do not have any exhaust. Their exhaust system does not work and as a result the cooking smell stays in the house. Also the exhaust in the washrooms also do not work, so you can imagine what happens after using the washroom ! P3 has a good amount of space but it has not been maintained properly, there are black beads all over the place as a result of the rundown condition of the artificial turf. Also there is problem with the Air Conditioning, the apartments which are facing the road have a lot of heat as a result their AC bills are exorbitant.

Building is very clean from inside however there is a possibility of bugs in the apartment. The maintenance team is not upto the mark. Rents have been increasing constantly. It's I'd becoming less offordable.

Property types in Dubai Land Residence Complex

Dubai Land Residence Complex is almost entirely apartment-focused, with established mid-rise towers and a steady stream of off-plan developments. The building stock runs from the 21-storey Skycourts Towers (completed in 2010 by National Bonds Corporation) to newer mid-rise projects by developers such as Imtiaz, Samana, Peace Homes, and Prestige One. Most ready buildings stand between 11 and 21 floors, while upcoming projects tend toward the G+11 format.

The apartments include studios in DLRC for rent and sale, as well as one-bedroom, two-bedroom, and three-bedroom units, with freehold ownership offered in most buildings. Both ready and off-plan units are available, along with furnished, semi-furnished, and unfurnished options.

Skycourts Towers remains the community's longest-running development, with studios for sale in DLRC from roughly 350 sq ft, one-bedroom units from about 700 sq ft, and two-bedroom apartments up to around 1,300 sq ft. It's less ideal for anyone who depends on rail transit for a daily commute or wants a fully mature, walkable neighborhood with large parks.

Newer off-plan projects like Samana Park Meadows, Weybridge Gardens, and Cove editions by Imtiaz tend to feature more modern finishes, private pools in some units, and higher price-per-square-foot figures. Buyers choosing Skycourts get immediate move-in at a lower cost, while off-plan purchasers may benefit from post-handover payment plans and newer amenities.

Dubai Silicon Oasis sits directly to the east of DLRC and shares similar road access via the Dubai-Al Ain Road. DSO is a more established free zone with its own commercial offices, a larger retail presence, and slightly higher property prices. DLRC offers a broader selection of off-plan projects and generally lower entry prices for both rent and purchase, making it popular with budget-conscious buyers and investors.
