Apartments for sale in Greens

The Greens is an established Emaar community sitting between Sheikh Zayed Road and Al Khail Road, next to The Views and a short hop from Dubai Internet City. It's built around 40 low-rise buildings grouped into 10 clusters, with mature landscaping, shaded walkways, and a central lake that gives the place its calm, lived-in feel.

Newer additions like The Onyx sit at the edge, adding a residential tower and the Zabeel House hotel to the mix.

You'll find studios, 1, 2, 3, and 4-bedroom apartments here, often with balconies over the gardens and, in some layouts, a maid's room. Studios average around AED 970,000, one-bedrooms sit near AED 1.46M, two-bedrooms around AED 2.31M, and larger three- and four-bedroom apartments stretch to AED 4.3M and above.

Across all sizes, the average sale price runs close to AED 1.79M with gross yields around 5.79%, which is why investors take the area seriously.

People who buy an apartment in Greens tend to be end-users who want green space and a walkable neighborhood without moving far from the tech and media districts. Families like the schools within a few minutes' drive, including Regent International and GEMS Wellington. Investors like the steady tenant demand from professionals working in Barsha Heights and Dubai Internet City.

Connectivity is solid. Dubai Internet City Metro is a short drive away, buses stop right at the community edge, and both Sheikh Zayed Road and Al Khail Road are close. Parking can get tight in the evenings, so factor that in if you run two cars.

If you buy an apartment in Greens, it means Emaar-built low-rise apartments across 10 clusters like Al Ghozlan, Al Arta, Al Thayyal, and Al Jaz. Stock runs from studios up to four-bedroom layouts, with one-beds forming the bulk of what's on offer.

Studios average around AED 970,000, one-beds sit near AED 1.46M, two-beds are around AED 2.31M, and three-beds move up to roughly AED 3.47M. Larger four-beds and Al Sidir units push toward AED 4.3M and above.

What drives the spread? Building age, size, view, and finish. The Onyx and newer stock command a premium over the original 2003-2005 clusters. Garden-facing or lake-view units usually cost more than internal-facing ones, even in the same building.

If you're watching the budget, Al Ghozlan and Al Dhafra are where to start. A studio in Al Ghozlan 4 recently traded around AED 760,000, and one-beds in Al Ghozlan 3 sit near AED 1.4M.

Al Dhafra 1 is similar territory, with compact one-beds trading from roughly AED 672,000 up to AED 1.35M. These are the older Emaar buildings, so expect practical layouts, garden views, and dated finishes that leave room for a light refurbishment.

At the top end, Al Jaz and Al Sidir handle the larger family units. A three-bed in Al Jaz 3 recently sold at AED 3.35M, and the building tops out closer to AED 4.2M. Al Sidir stretches from around AED 2.9M to AED 5M for the bigger layouts.

The Onyx Towers, the newer 2017 build with hotel-grade finishes, prices between AED 1.9M and AED 2.3M and gives you Zabeel House by Jumeirah on the doorstep.

The steady sellers sit in the middle. Al Arta and Al Thayyal are where most one and two-bed buyers land, with Al Arta ranging from about AED 1M to AED 2.5M and Al Thayyal covering AED 900,000 to AED 2.7M.

A two-bed in Al Thayyal 1 recently closed at AED 2.6M. Al Samar is another regular pick, priced between AED 1.2M and AED 2.2M. Average sale prices across Greens sit around AED 1.78M, with gross yields near 5.79%.

The Greens sits right next to Sheikh Zayed Road, so you're plugged into Dubai's main artery without living on top of it. Public transport is decent for a low-rise community, and driving is straightforward. Parking is the one thing worth thinking through before you buy.
