Whether you are relocating for work or putting down longer-term roots, Dubai offers everything from iconic beaches and vast shopping malls to an efficient public transport network and a genuinely diverse cultural scene.

Unfurnished apartments for rent in Dubai attract a specific type of renter: those planning to stay for the long haul. This includes expats on multi-year work contracts, families looking for stability and space to make a home their own, and long-term residents who want more value for their money over time.

Overview of Dubai's unfurnished rental market

Renting an unfurnished apartment in Dubai generally costs 20 to 30 percent less than the equivalent furnished apartments. Average unit sizes range from compact studios to large luxury penthouses, with a typical footprint of around 940 square feet.

Buildings typically offer shared amenities such as swimming pools, fitness centers, children's play areas, and covered parking. The strongest demand comes from families and professionals planning stays of two years or more. The most sought-after areas for unfurnished homes include family-oriented communities like Jumeirah Village Circle, Dubai Silicon Oasis, and Arabian Ranches.

Tenants can also expect a smaller security deposit, around 5 percent of annual rent, compared to the 10 percent common with furnished properties. The trade-off is that you will need to buy your own furniture, appliances, curtains, and linens. The best-supplied segments of the market are studios, one-bedroom, and two-bedroom apartments.

Types of unfurnished rentals available in Dubai

Standard unfurnished apartments

The most common option on the market. These units come with built-in wardrobes, basic lighting fixtures, and kitchen cabinetry, giving tenants a blank canvas to furnish and decorate as they choose.

Semi-furnished apartments

A middle-ground option that is less common. Semi-furnished units typically include a few basic furniture items such as a bed frame or sofa, along with some kitchen appliances. They are usually priced slightly below fully furnished properties.

Long-term unfurnished rentals

Designed for residents who plan to stay in the city for two years or more. These are the most financially sound options for long-term tenants, offering the best value over time through lower base rents and reduced deposit requirements.

Cost-effective living

Unfurnished rentals come with a lower base rent and a smaller security deposit. For tenants staying more than two years, the initial cost of furnishing the unit is generally offset by the ongoing savings, making it the smarter financial choice over time.
