Arjan sits in the Al Barsha South pocket of Dubai, flanked by Dubai Science Park to the north and Dubai Miracle Garden to the southeast. It connects directly to the Al Barsha South streets and is a short drive from Al Khail Road and Sheikh Mohammed Bin Zayed Road. There's no metro station within Arjan itself, so most residents rely on buses, taxis, and private cars for the daily commute.
Arjan is served by several bus stops along its internal roads. The closest, the two Damac Westside stops, are within a two-minute walk of the central clusters, with the Geepas Tower stops about five minutes further west and the Damac Northside stops roughly three minutes away, while the Sheraton and Domus Hotels stops cover the northern edge.
The Miracle Garden stop serves visitors and residents heading to the attraction, and further out, the Dubai Science Park City Center stops link to the neighboring business district.
These routes connect to larger interchanges on Sheikh Zayed Road and Al Khail Road for transfers to the Red Line, with the nearest metro stations, Mall of the Emirates and Mashreq, roughly a fifteen-minute drive away. Taxis and ride-hailing through Careem and Uber are widely used, with dedicated taxi bays near the commercial buildings.
Arjan has direct access to Sheikh Mohammed Bin Zayed Road, making the commute to other areas fairly simple. Parking is plentiful, with over 140 designated car parks distributed through every residential cluster, so most buildings have curbside spots within a one-minute walk, plus a few dedicated lots, including bike parking near the Arjan center and the Dubai Miracle Garden lot to the south.
Pedestrian paths link the internal streets and are comfortable for short errands, especially around the retail podiums along 20 and 21b streets, though cycling is limited to shared roads, with the flat terrain making casual rides practical.
Getting out of Arjan is easy in most directions. My City Centre Al Barsha is about five minutes north, Mall of the Emirates around fifteen minutes via Al Khail Road, and Downtown Dubai and the Burj Khalifa area roughly twenty minutes away.
Dubai Marina and the coast are typically a twenty-minute drive depending on traffic, Al Maktoum International Airport about twenty-five minutes to the south, and Dubai International Airport around thirty minutes to the northeast, with Abu Dhabi's Yas Island reachable in just over an hour along Sheikh Zayed Road.

Joya Blanca Residences
⭐⭐⭐⭐⭐ Excellent place to live! I’ve been a resident at Joya Blanca Residences and have really enjoyed living here. It’s a great building in an excellent location in Arjan, with everything you need close by. The location is one of the biggest advantages. There are plenty of supermarkets, restaurants, cafés, nurseries and schools nearby, including well-regarded schools such as Nord Anglia International School and Safa Community School. The area is also close to Dubai Miracle Garden, parks and other family-friendly attractions. Arjan itself is a peaceful, modern and growing community, while still being very well connected to the rest of Dubai. Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road are easily accessible, making it convenient to get around. Joya Blanca is a particularly good choice for families, couples and professionals looking for a comfortable place to live in Dubai. The surrounding area has a nice community feel, plenty of amenities and lots of development happening around it. Overall, I’m very happy living at Joya Blanca Residences and would definitely recommend it to anyone looking for a good place to live in Arjan. 👍

How bad does the Miracle Garden tourist traffic get during the winter months?
I’m looking at an apartment in Vincitore Palacio right near Miracle Garden. When I visited in July, the roads were dead quiet. But I know Miracle Garden gets over a million visitors in the winter. Does the traffic choke the entry roundabouts on Friday evenings, or do residents have dedicated access lanes?

Which specific buildings in Arjan are genuinely "chiller free" versus third-party billing?
I toured a 1-bed in Platinum One where the landlord promised it's chiller-free, but then I viewed a place in Resortz where the tenant said they pay a separate monthly bill to an independent cooling company. Which developers here actually cover the AC in the building service charges?

Arjan's property mix is dominated by apartments in low-rise and mid-rise towers, most between five and twenty storeys. It's a freehold area developed by Dubai Properties Group, and it continues to attract new projects from developers like Danube, Vincitore, Binghatti, Samana, ORO24, and Damac. The overall character is modern, with landscaped common areas, pool decks, and ground-floor retail in many buildings.
Apartments range from compact studios of roughly 350 to 500 sq ft to three-bedroom units above 2,000 sq ft. The most active buildings include 48 Parkside, Binghatti Hillcrest, Marquis Galleria, Marquis Elegance, Arbor View, and Siraj Tower, alongside Danube's Skyz, Miraclz, Jewelz, Elz, and Resortz clusters.
Vincitore adds several low-rise blocks along Vincitore Boulevard, plus Vincitore Palacio and Benessere, while Samana's projects, including Park Views, Greens, Hills, Skyros, and Mykonos Signature, often build private plunge pools into individual units.
ORO24's Torino and Kyoto buildings, Elevate by Prescott and the Lincoln Park series by Damac round out the ready stock, while off-plan launches such as Ashley Hills, The Central Downtown, Bond Enclave, and Marquis One keep expanding the supply.
Most towers provide a pool, gym, children's play area, covered parking, and 24-hour security. Studios for sale in Arjan typically start around AED 310,000, while studios for rent in Arjan range from AED 38,000 to AED 50,000 yearly, and 3-bedroom apartments for sale in Arjan can reach above AED 2 million.
Prices for apartments for rent in Arjan and apartments for sale in Arjan start lower than those in neighboring Motor City and Jumeirah Village Circle for comparable layouts, which makes it a budget-friendly entry point, and next to Al Furjan or Dubai Sports City, it generally offers newer building stock at a similar or slightly lower per-square-foot rate.
Arjan suits young professionals, couples, and small families after affordable apartment living in a calm community with essentials nearby. Dubai Miracle Garden and Dubai Butterfly Garden are within walking distance of many buildings, and supermarkets, cafes, and restaurants are well represented.

Arjan and Jumeirah Village Circle (JVC) come up together a lot, since both offer affordable apartment living in mid-rise buildings. Arjan is generally more compact and quieter, with Dubai Miracle Garden and Dubai Butterfly Garden as distinctive landmarks. JVC is larger, has more completed retail and a wider variety of building types, and tends to see a bit more traffic.
Arjan takes its name from the wild almond tree native to the Arabian Peninsula. The community is part of Dubailand and sits at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63), north of Motor City.
