Compared to Mira and Town Square, Arabella is a rare gem! Absolutely gorgeous townhouses with amazing layouts, no wasted space, natural sunlight, great size, and very reasonable price. The best part: has a very supportive and friendly community of neighbours.

The parks are surrounding the houses in our name, along with a Central Park along with pools and tennis padel courts

There are cluster parks and green patches in Every cluster in Mudon apart from main Mudon community park.

Kids play area , dog park , sports and out door creation area , Central Park Mudon , Mudon park , walking and jogging area , community landscaping and green corridors

How thin are the shared party walls in the mid-terrace Arabella townhouses?

We toured a 3-bed mid-unit in Arabella 1. The layout is great, but while standing in the master bedroom, I could hear the neighbor's toddler crying next door. Is wall noise transmission a common issue in these back-to-back townhouses, or was that an isolated instance?

It depends on the unit, and also take into consideration that in an empty room noise travels more

The noise is not that loud to affect the neighbors but in the new so the effect is not that loud to cause discomfort , but I think they effect you faced was an isolated incident

Does weekend motorbike noise on Al Qudra Road disturb residents in the outer perimeter units?

I’m looking at a villa in Naseem that backs directly onto the outer boundary road near Al Qudra. I know groups of sportbikes and Harleys head out to the Al Qudra cycling track on Friday and Saturday mornings around 6:00 AM. Does that engine noise echo into the bedrooms?

It's not about only weekends that road and 611 have continously traffic and noise comes in garden. If you open the living area or room windows then It will come inside aswell. If you are specifically asking 6am that I didn't heard anything from tenant or owners who is living there.

No this won’t be an issue, the reason being the build of these villas is built in such a way it’s reduce noise, they have thicker walls etc to compensate for the positioning
