Four years staying in same location and now it is better location to stay and the view is superb with golf and pool view and spacious gym and near shops and best places to explore to nearby like miracle garden, dubai autodrome and ICC cricket stadium.

Sheikh Zayed Road (E11) around the Dubai Sports City area, the latest reports for today, Friday 18 September 2026 show some congestion on Sheikh Zayed Road, but the heavier reported problems are currently around the Dubai–Sharjah corridors, E11/E311 and their approaches. Sports City is directly connected to Sheikh Mohammed Bin Zayed Road (E311), not Sheikh Zayed Road (E11). So if you’re travelling Sports City → Sheikh Zayed Road, traffic can build up on the connecting roads before reaching E11.

Do the stadium floodlights and stadium noise disturb residents in Canal Residence West?
I’m viewing an 8th-floor unit in Canal Residence West facing the Dubai International Stadium. The balcony view over the sports grounds looks amazing, but I go to bed by 10 PM on weeknights. During evening IPL matches or concerts, do those massive floodlights bleed through standard blackout blinds, and is the stadium soundproofing adequate?

The soundproofing in the stadium isnt enough, so noise can still be heard whenever theres an event, and those massive floodlight wouldnt be an issue if you will use a heavy black out blinds or curtain

Is the sewage treatment plant odor still noticeable near Victory Heights?
I looked at renting a villa in Victory Heights back in 2021, but on humid evenings near Novelia, there was a distinct sewer smell coming from the nearby treatment plant. I’m considering moving back to the area now. Has the infrastructure been upgraded, or does the odor still drift in during high humidity?
