We're in Al Khail Heights, and it's much calmer than people expect from Al Quoz. Kids play outside, the pools are kept clean, and security actually calls before letting anyone up. We're 15 minutes from almost everything in Dubai.

No parking after 7pm. You have to calculate rent plus parking fines. Not easy to go out/in with the traffic in peak hours. Building has 4 entrance but 2 permenantly closed not a great place if you are a family

I have been living here for the last two years, and my building and the other buildings in this community are calm and family-friendly. It is a very peaceful community, and I like walking here day or night and enjoying the fresh air and greenery. There is regular maintenance for every small detail, including the gym, swimming pools, solar systems, children's area, and green spaces. What makes it also a special place is that they beautifully decorate the buildings with proper lighting for different occasions, such as National Day, Diwali, New Year, and Ramadan. I feel safe here as the security system is highly organized. For example, no one can enter the building without providing their details, and they also call the apartment owner to confirm if they are expecting a visitor. To me, I feel like this is a VIP service here, as it is very important to me to know that the building I am living in is secure. Another major advantage is the location. Since the building is located in the center of Dubai, it is only 15-20 min away from many places, including the Burj Khalifa, Mall of the Emirates, Dubai Hills Mall, Miracle Garden, Palm Jumeirah, Kite Beach, and much more. In addition, this building is accessible from four different roads: Sheik Zayed Road, Al Khail Road, Al Asayel Street, and First Al Khail Street. This reduces the time you spend in traffic and increases the time you spend with your family or friends.

Apartments are spacious for a family to live. They are maintained well. The corridors of the floor stinks at times as there's no proper ventilation, they won't open the windows. The community is crowded and worse. If you are family, I would suggest this place should be your last preference. It's a good location for ease of access to malls and other social places. Parking after 10 to 11pm is a nightmare. Tenants are not given preference for parking. The west zone supermarket inside the community is super unhygienic and crowded. Don't even think about buying anything from there.

If you have car, don't think to live here. Management don't care on parking problem. You can’t find parking at night time even you have parking sticker. Noisy, and terrible traffic at morning and night.

It's just the location that's great here, and the connectivity. Parking is a nightmare. The management seems to encourage bachelors to rent given the amount is bed spaces and illegal parking.

Al khail heights is a closed community with around 20 buildings almost. It’s well maintained with good security. The locality is family oriented . Children have their play areas . The 2 swimming pools in the community are well maintained. Parking is systematic. No noise and peaceful place if you are looking for staying in a calm environment. I have been staying here for 7 years almost. And I cant think of moving as this place has become home :)

How is it living near the labour accommodations and industrial traffic in Al Quoz?

Some residential pockets sit close to staff accommodation and truck routes. How much does this affect daily life, noise, and traffic?

It is a lot of traffic and noise specially business hours. A lot of trucks and buses move around

Al quoz is a little tricky but still some parts of Al quoz are not that bad traffic is usually similar to all roads during office hours otherwise it’s proper

Is there a reason for that or is it actually an undervalued opportunity?

First of all people are thing that’s labour area that’s the reason but it’s wasn’t like that

What are the rules for converting a warehouse in Al Quoz into a gym, studio, or gallery?

I want to set up a fitness/creative space in a warehouse. What approvals and zoning changes are needed and what does it cost?

Converting a warehouse into a gym, fitness studio, gallery, or other creative space is possible, subject to the landlord’s approval and Dubai Municipality regulations. The first step is to appoint a licensed engineering consultant. They will inspect the property, prepare the architectural, MEP, and fire & life safety drawings (if required), and submit them to the relevant authorities for approvals, including Dubai Municipality and Civil Defence where applicable. Once the initial approvals are in place, you can appoint a contractor to carry out the fit-out works under the consultant’s supervision. After completion, the consultant arranges the final inspections and obtains the completion approvals before the space can be legally operated. The approval requirements, timeline, and cost depend on the intended activity, the extent of modifications, and the existing condition of the warehouse.
